1. How Much House Can I Buy?
I work with the best mortgage companies in the area to provide you with all the options to purchase your home. Shopping without a preapproval is like going grocery shopping without your wallet. There are a variety of loan options some even offer 0% down payment. I can refer you to someone today!
2. Who Will Represent Me?
My fiduciary responsibility is to you as my client. I will never represent both sides of a transaction (Dual Agent). Your investment and money will also be protected by a licensed lawyer who will work with us to fill out the proper paperwork as the transaction moves forward. I can refer you to a highly experienced lawyer in the area today!
3. Where Do I Want To Live?
LOCATION, LOCATION, LOCATION! Narrow down your search to 2-3 towns or neighborhoods. Many factors determine the best location for you. (Commute time, schools, family, friends, attractions, etc.)
4. What Do I Want To Pay For?
Finding a home is a process of elimination. What items are most important to you? (Bedrooms, land, style of home, utilities, age, etc) We will do what we can to find a property that checks off the most boxes!
5. Where Do I Sign?
Once we locate a potential property that checks off most of your boxes, we will submit an offer in writing to the seller. Ignore Zillow values, Assessed values and any other online calculation of property worth. I will show you comparable sales of similar properties that we will base our offer on. I have extensive training and years of experience in negotiations and will fight to get you the best deal possible.
6. What Have I Agreed To Buy?
The period after the offer has been accepted is considered the diligence period. During this time we will hold home inspections and conduct any other testing needed to provide you with peace of mind that you are making a great investment.
7. Who Will Lend Me Money?
Since you already have a preapproval this part is easy. Lender verifies income, assets and credit. They will also appraise the property. At the end of this process you will end up with a commitment to purchase the home.
8. Signed. Sealed. Delivered.
After lender approval your attorney will provide you with closing statement and schedule closing date. Prior to closing we will perform a final walkthrough of the property to ensure any seller’s obligations have been met. Once closing is complete and deed is recorded the property is yours!
